Spring Cleaning Tips for Rental Property – Easy Ideas for Home Cleanup

Make Your Rental Property Spring-Ready Without Breaking the Bank

spring cleaningSpring is just around the corner. That means many renters will now be looking for a rental property to move into. Landlords all over U.S. must gear up to do some spring cleaning on their rental properties. Cleaning and maintaining your property doesn't only have to happen only in spring, but this time of the year is great to get up close and personal with your property to look for issues or problems that 'Old Man Winter' left behind.

Also, some repairs and fixes are impossible to do when the weather is freezing cold. So it's better to take advantage of the warmer weather to check on things. After all, warmer days bring a warmer rental market.

Here a few tips to help you attract new tenants to vacant properties without breaking the bank:

Paint it!

Paint is the most inexpensive way to make your rental home irresistible to renters. Clean up any cracks or holes in the walls and add new door hardware to make your home stand out.

Spruce up the Landscape

It’s hard to say ‘spring’ without thinking ‘gardens’. Your rental home's front garden can literally make or break a deal. Plant some colorful flowers out front and make sure to add mulch. Trim tree limbs and shrubs. Take extra care to ensure that you clear any trees or bushes that block the visibility of the driveway.

If your home does not have a landscaped area for planting, then you can purchase a nice ceramic pot filled with greenery and flowers to keep at the front entrance.

Get rid of the clutter

Clearing you rental home of the junk piled over the past months is one of the most important parts of spring home cleaning ordeal. It is called spring cleaning for a reason after all!

Make three piles: keep, trash and donate. As you come across items, put them in the appropriate piles. Put away the items added to the keep pile, dispose of the items added to the trash pile and pack up the items added to the donate pile. Make sure not to let your piles get too big.

Spring Cleaning Tasks

  • Wash the windows to clear the winter grime and let the sunshine in.
  • Replace the warm, heavy linens and drapes with lighter, cooler textiles.
  • Wash or replace the shower curtains.
  • Rotate the mattresses and replace the pillows.
  • Check the fire alarm, fire extinguishers and carbon monoxide detector.
  • Clean out the pantry and wipe down the shelves in both the freezer and refrigerator.

Clear the Air

If your rental home has become a little musty in the harsh winters, turn on an air filter and/or a dehumidifier. Open up the windows to allow fresh air in.

When you take the time to make your rental property spring-ready, you get an opportunity to thoroughly inspect the place to make sure that everything on the inside as well as the outside is working great. Your tenants will surely appreciate the time and effort you put into ensuring the rental property looks nice and is well-maintained.
