DSCR Loan VS No Ratio DSCR Loans

DSCR Loan - What are DSCR loans?

The DSCR loan gives the borrower DSCR loans purely for the cash flows generated by the investment and no personal income. DSCR loans are available for the financing of residential or commercial property.

We Provide a No DSCR Ratio - Fast and Easy Loans for Vacation Rentals

If you are looking for a vacation rental, we provide a No DSCR Ratio -Fast and Easy Loans. This loan is perfect for those who want to avoid the hassle of dealing with a DSCR loan. With a No DSCR Ratio -Fast and Easy Loan, you can get the financing you need quickly and easily.

How Does a No DSCR Ratio Loan Differ from Traditional Loans?

Traditional loans focus on your personal income instead of the rental income of the monthly rent, the monthly payment debt obligations to purchase loans for those mortgage brokers are based on the borrower's ability to prove enough cash flow from personal finance to cover the debt. More than potatoes!

Idaho real estate investmentsIdaho has a very strong economy, in fact, has a strong impact on the rest of the country with a strong agriculture and technology base.

Idaho is an important agricultural state, producing nearly one-third of the potatoes grown in the United States. All three varieties of wheat, dark northern spring, hard red, and soft white are grown in the state.

Today, Idaho's largest industry is the science and technology sector. It accounts for over 25% of the state's revenue and over 70% of the state's exports. Idaho's industrial economy is growing, with high-tech products leading the way.

Forming part of the Pacific Northwest (and the associated Cascadia bioregion), Idaho is divided into several distinct geographic and climatic regions. The state's north, the relatively isolated Idaho Panhandle, is closely linked with Eastern Washington with which it shares the Pacific Time Zone—the rest of the state uses the Mountain Time Zone.

The state's south includes the Snake River Plain (which has most of the population and agricultural land). The state's southeast incorporates part of the Great Basin. Idaho is quite mountainous and contains several stretches of the Rocky Mountains.

Economy

The Idaho real estate market is a little-known hero showing no signs of slowing - even during a pandemic. In spite of all that has happened across the country, real estate, largely due to a strong economy, has high demand and competitive prices.

The market is very active, you can see average house prices have gone up by double the percentage, so the market is alive, well, and prosperous.

Boise in particular appears to be more resilient than any other city, which is good for the area's housing sector. As a result, buyers, sellers, and investors are ready to take advantage of this active market.

Population

Idaho Population IncreaseIdaho also has the 6th fastest-growing population in the United States with the population expected to increase by 31% from 2008 to 2030. This projected increase in population will contribute to a 42% increase in demand by 2030, further straining Idaho's finite hydroelectric resources.

Tourism

In recent years, Idaho has expanded its commercial base as a tourism state. Outdoor recreation is a common example ranging from numerous snowmobile and downhill and cross-country ski areas in winter to the evolution of Lewiston as a retirement community based on mild winters, dry, year-round climate, and one of the lowest median wind velocities anywhere, combined with the rivers for a wide variety of activities.

IDAHO Real Estate Data & Trends

Boise-Area home prices hit $472,900 for the first time, doubling in 7 years and 2.5% higher in 2022 than in 2021.

The total number of homes sold was 1,928 sales compared to 2799 in 2021. The average days on the market increased by 25% to 41 days providing a buyer's market of a larger variety to choose from.

Trends In Summary

Idaho offers a wide and growing amount of opportunities for real estate investors. With the growth in new industries, population, and tourism, it's a nice place to visit and a great place to invest.

fame The right kind of fame.

Recent landlord news over the past few years shows an increase of landlord fame, although not famous for the reasons they might wish. With a bit of planing and teamwork you can avoid increased insurance costs, remodeling costs, legal fees, administrative charges, and fines related to the "wrong" kind of fame.

Stories abound on not so lawful methods utimately being employed in order to get rent from a "Slick Willy" mooching renter. Some of the stories are almost as funny as college pranks such as removing the front door entirely instead of just padlocking it shut. Other methods make the news as our following frustrated Landlords did.

What are Landlord's Legal Rights?

tenant keysEvery landlord or real estate investor wants decent tenants the day they think of buying rental property. Quiet tenants are considered a good choice as they never create a fuss and live quietly without any complaints or arguments. But, sometimes this silence of the tenant raises the issue of abandonment.

Generally, landlords focus on trouble-makers and overlook the silent absentees. Silence is good, but not always! If you find that your tenants have disappeared without any notice or are off on long vacation, make sure you inquire about them to avoid any problems down the line.

Rental property abandonment is a major problem for landlords. Buying rental property involves such risks right from the very beginning. The situation gets worse if the tenants abandon their furniture, magazines, books, and even trash. If you are facing this kind of problem, the following are some tips that you should keep in mind.

emotionSigning a Tenant is An Emotion-Based Process

If you’ve ever been in the sales business of any kind, you must have heard that people are said to making purchases with their emotions and backing it up with logic. This principle along with clear communication is the key to ensuring you keep the right tenant in your property. There's more to investing in rental property than just buying a rental home.

In this article, we are going to see how this principle can help us fill vacancies and keep the rent money flowing in.

Free and Clear Rentals Need to RefinanceFree & Clear Rentals Need to Refinance

Rental home investors with mortgage free income properties are flocking to take advantage of a new loan program which enables them to access pent up equity.

So why are sophisticated buy and hold real estate investors rushing to refinance under this new mortgage program, and why do all those with free and clear properties need to act now?

New DSCR mortgage loans from Rental Home Financing offer landlords with income properties to refinance and cash out, at incredibly low interest rates. Many investors have acquired rental homes for cash recently, and while it can feel cozy to some to be mortgage free, there are some very vital reasons for acting on this opportunity now.

This includes…

Investment Mortgage Interest Rates

Investment Rates

There is really only one way for interest rates to go. That’s up. For long term buy and hold investors it doesn’t matter if that takes 2 months, or 2 years. Just a couple point hike (and it will go much higher than that), will make hundreds of thousands of dollars difference in borrowing costs over the time holding even a small portfolio, or single property. That means those that may need to refinance within the next decade or two will be far better off doing it now.

Liquidity for Investors

Bar chart liquidity

Liquidity is critical to investors. It provides a cushion for unexpected damage and replacement needs, as well as personal needs such as major health expenses. When crises happen it is normally difficult, if not impossible to refinance. That means at least lining up an active credit line now can be invaluable.

Maximizing Investment Returns

return on investment

Being able to recoup capital means being able to take advantage of current opportunities, and lock in great ongoing passive income and wealth building. Those who delay will suffer reduced returns due to a variety of market factors. Check out our DSCR loan program with NO job or income verification messing with your W2.

Diversity of Capital to Protect Investors

diversity

Access to more expansion capital now also means the benefits of greater diversity in a portfolio. This helps to keep income consistent, and protects investors from everything from local job market shifts to natural disasters.

Reduced Risk for Rental Property Investors

risk

All of the above combine to reduce risk for rental property investors that sensibly leverage their properties now. Additionally, it can work to preserve credit by keeping lines clear and ensure working capital in a pinch.

Smart and modest leverage is a great tool. Those that hide behind the mirage of comfort that a mortgage free property are unfortunately deluding themselves. There is really no such thing as ‘free and clear’. There will always be property taxes, insurance or repairs. So why deny yourself of the best benefits of leverage?
